Scope of works

Rough-in only (cable everything during framing, fit-off later) is roughly 60% of the total. Full rough-in + fit-off is the published median. Some jobs split rough-in and fit-off across two invoices.

Floor area added

Per-square-metre, expect $180–$320 for residential extensions. Higher-spec areas (kitchens, bathrooms, home theatres) push the upper end.

Switchboard upgrade

Smart features and zoning

Multi-zone lighting, smart switching, audio-visual pre-wire, and security cabling add 15–25% over a baseline rough-in.

Coordination with builder

Tight builder schedules with overlapping trades cost more than self-managed jobs where you control timing. Most of our renovation work is via established builders — happy to coordinate.

Pricing scales with floor area, the density of fittings, and the level of switching control, but the single biggest variable is whether the switchboard can take the new load without an upgrade.

How we structure the quote

Every renovation quote splits cleanly into three line items: switchboard works (upgrade or sub-board if required), rough-in (cable everything during framing — power, lighting, data, AV pre-wire), and fit-off (fittings, switches, faceplates, commissioning). That structure lets you see exactly what scope drives which cost, and lets us stage payments around the build programme.
